With so many options available today, deciding on the right roofing coating system for your home can seem complex. However, the benefits of using high-quality coatings far outweigh any perceived complexity.


Primers and Sealers
Primer is the first product applied to your roof's surface. It prepares the roof for the coating by filling in pores and smoothing out imperfections. This allows the coating to fully adhere without air pockets or holes. Look for rubberized asphalt or acrylic-based primers that are moisture and weather resistant.

While not absolutely necessary in all cases, roof sealers provide an extra layer of protection. They seal any remaining pores to prevent moisture penetration and allow the roof to fully dry out before coating application. Both solvent-based and water-based sealers are common options.

Elastomeric Roof Coatings
Elastomeric coatings are the most popular type for residential Roofing Coatings applications thanks to their flexibility and durability. Made from acrylic or silicone polymers, they stretch with the natural movements of your roof without cracking or peeling. Formulated with special ceramic particles, they reflect more of the sun's invisible infrared heat rays instead of absorbing them. This keeps the roof surface and attic space significantly cooler, reducing energy costs associated with cooling your home.

Look for cool coatings with a Solar Reflectance Index (SRI) of at least 78 for maximum effectiveness. They are a great green choice for hot climates and locations with steep roofs more prone to heat gain.

Acrylic Roof Coatings
Made from 100% acrylic resins, acrylic roof coatings offer hard-wearing protection at a lower cost compared to elastomers. While not as flexible, they bond tightly to the roof surface and resist cracking and blistering. Multiple coats create a thick, durable seamless membrane.

Acrylics are best for roofs with limited movement like single-ply and EPDM membranes. They withstand UV exposure for 7-10 years. When applied too thinly or flexing excessively, the rigid coating may show small cracks overtime. Overall, acrylic is a budget-friendly solution for lower-slope roof areas facing less fluctuating temperatures.

Cement and Asphalt-Based Roof Coatings
Preferred for their affordable price tags, cement and asphalt roof coatings provide basic moisture protection when properly applied. However, they do not expand and contract over the roof like elastomeric or acrylic options. Cracking or flaking is more likely with significant temperature shifts.

Look for fiber-reinforced formulations if choosing these coatings. And be aware they have shorter estimated lifespans of 5-7 years versus 10+ years for higher-performing elastomers. While sufficient for temporary patching, they are not ideal for whole roof coating projects seeking years of dependable coverage.

With the right preparation and high-quality products suited for your specific roof type and climate, coatings offer an affordable way to restore and rejuvenate aging roofing surfaces. An elastomeric or cool roof coating applied by a professional is often the best overall investment, providing long-lasting protection to preserve and improve the value of your home.
