Check the Ceiling

The ceiling can tell the structural integrity of the house you are interested in purchasing. Look for any signs of water leakage through stains and discoloration. Damage due to water damage can also manifest through warping of the walls and wallpapers. Also, pay attention to the point where the ceiling meets the wall. Cracks indicate a compromise on the structural integrity of the property.

Test the Ventilation System

A beautiful home can become a nightmare with a malfunctioning HVAC. Check whether the air conditioning system, water heater, and thermostat work as intended. Repairs can be quite expensive if these are left damaged for a long period. While not a deciding force in buying a home, it pays to check the HVAC system as well.

Do not forget the Outdoor

While you were initially attracted by the property’s appearance, a closer inspection may reveal problems in its exterior. The drainage system should work fine by inspecting the downspout, gutter, and roof. Check if the house needs repainting as you take a closer look at the finish. In case of older homes, ask the broker or the homeowner whether the home is safe despite the presence of asbestos. You cannot live in a place that exposes you to serious health conditions anyway.

Inquire about the Safety

You like the house, but also consider its proximity to establishments and general safety. Especially when you are moving with your family, look for nearby schools as well as travel time to your workplace. Also feel if you are comfortable in the neighborhood. Hilton Head Island hosts facilities for vacationers and movers, so this should not be a problem on your part though.

Ask for Receipts

Especially for resale, previous homeowners probably have done repairs and upgrades to the home. Most sellers will tell the facilities they added and the approximate cost. These are nice additions but do not forget to ask for receipts. If they cannot give you a paper trail of the upgrade, you should probably look for another home in Hilton Head.
